Maar bouwen we ook gemeenschappen? In Nederland voelt bijna de helft van de volwassenen zich in meer of mindere mate eenzaam. Ongeveer \u00e9\u00e9n op de tien mensen voelt zich sterk eenzaam. Onder jongeren liggen de cijfers nog hoger, en ook onder ouderen komt eenzaamheid bovengemiddeld voor. Tegelijkertijd bestaat meer dan veertig procent van de huishoudens uit \u00e9\u00e9n persoon. Alleen wonen wordt normaler, terwijl sociale verbondenheid minder vanzelfsprekend is. Internationale studies tonen aan dat sociale isolatie niet alleen een sociaal probleem is, maar ook een gezondheidsrisico. Sterke sociale verbindingen hangen samen met een langere levensverwachting en betere mentale gezondheid. Het ontbreken ervan vergroot stress, kwetsbaarheid en zorgbehoefte. Alleen wonen is niet het probleem. Maar het maakt ontmoeting minder vanzelfsprekend. Waar het gezin vroeger een intern netwerk bood, moet het gebouw nu vaker ruimte bieden voor toevallige ontmoeting, herkenning en informele sociale interactie. Een starter zoekt betaalbaarheid en verbinding met gelijkgestemden. Een gezin zoekt ruimte, veiligheid en nabijheid van scholen en speelplekken. Een senior zoekt toegankelijkheid, overzicht en de zekerheid dat er iemand in de buurt is. Iemand met een zorgvraag zoekt ondersteuning die zelfstandigheid niet vervangt maar versterkt. Die verscheidenheid vraagt om maatwerk. Niet \u00e9\u00e9n universeel woonmodel, maar een doordacht palet van typologie\u00ebn dat aansluit bij wie er woont en hoe mensen willen samenleven. Daaromheen een ring van woonvormen, van appartementen en co-housing tot kangoeroewonen, gestippeld wonen en de generatiemix. De buitenste ring verbindt die woonvormen met de activiteiten en voorzieningen die een leefomgeving compleet maken, van basisbehoeften zoals een supermarkt of medische ondersteuning tot bijzondere activiteiten zoals een repair caf\u00e9, een boerenmarkt of een gemeenschappelijke keuken. Het diagram is geen catalogus. Niet de grote gemeenschappelijke ruimtes maken het verschil, maar herhaalde, informele contacten in gangen, bij de entree, in de fietsenstalling.<\/p>\n<p>De corridor, de galerij en de entree zijn geen restzones. Ze zijn sociale infrastructuur. En het goede nieuws is: wie betaalbaar wil bouwen, hoeft daar geen extra budget voor vrij te maken. De sleutel zit in dingen die je toch al moet maken, maar die je net iets beter uitwerkt en aantrekkelijker maakt. Een entree moet er sowieso zijn. Maar een royale entree met een bankje nodigt uit tot kort verblijf. Je wacht er niet alleen op de lift. Je komt er iemand tegen. Een galerij moet er sowieso zijn. Maar een galerij die net iets ruimer is opgezet, maakt ruimte voor een moestuinbakje of een stoeltje zonder dat de circulatie in het gedrang komt. Die kleine toe-eigening zorgt voor herkenbaarheid en eigenaarschap. Een fietsenberging moet er sowieso zijn. Maar een fietsenberging met natuurlijk licht, wat extra ruimte en een hoekje om banden op te pompen of een fiets schoon te maken, wordt een dagelijkse ontmoetingsplek in plaats van een donkere doorgang. Een binnentuin moet er sowieso zijn. Maar een binnentuin die zichtbaar en bereikbaar is vanuit de woningen en die als collectief hart van het ensemble wordt ontworpen in plaats van als tussenzone, verandert de sociale dynamiek van het hele gebouw. Een woning waarvan de keuken aan de galerij ligt, bevordert informaliteit. Visueel contact maakt een groet vanzelfsprekend. Wanneer woningen via een corridor worden ontsloten, is daglicht in de gang essentieel. Een donkere gang versterkt anonimiteit en sociale afstand. Een corridor met natuurlijk licht en zicht verhoogt sociale veiligheid en maakt verblijf mogelijk.<\/p>\n<p>Dit zijn geen spectaculaire ingrepen. Ze bepaalt mee wie er woont, hoe mensen samenleven en welke sociale dynamieken ontstaan. Daarom is maatwerk geen luxe maar een noodzaak.<\/p>\n<p>Voor starters betekent maatwerk: compacte, betaalbare woningen met gedeelde voorzieningen die de drempel naar het zelfstandig wonen verlagen en tegelijkertijd verbinding met anderen mogelijk maken. Co-housing en appartementen met gedeelde werkruimtes of dakterrassen sluiten aan bij hun noden. Voor families betekent maatwerk: ruimte voor kinderen, veilige buitenruimte, nabijheid van scholen en speelplekken. Wandelen, een boerenmarkt of groepsfitness op loopafstand zijn geen details maar gezondheidsstrategie\u00ebn. Voor mensen met een zorgvraag betekent maatwerk: een omgeving die ondersteuning biedt zonder te institutionaliseren. De mogelijkheid om je terug te trekken, de deur te sluiten en onzichtbaar te zijn, is essentieel. Zonder dat fundament wordt collectiviteit dwingend in plaats van vrijwillig.<\/p>\n<p>Wij zien collectief wonen daarom als een zorgvuldig opgebouwde gelaagdheid van ruimtes. De woning zelf is volledig priv\u00e9. De overgangsruimte, de galerij, het portiek en de entree, is collectief. De gedeelde ruimte, de binnentuin of het dakterras, is vaak ook publiek toegankelijk. Wanneer deze overgangen helder en ruimtelijk leesbaar zijn, ontstaat controle en overzicht. Bewoners kunnen kiezen tussen de reuring van het collectieve en de rust van hun eigen woning. Tussen zichtbaar zijn en zich terugtrekken. Juist die keuzevrijheid vergroot de kans dat collectieve ruimtes ook daadwerkelijk worden gebruikt. Collectiviteit zonder privacy voelt als blootstelling. Privacy zonder collectiviteit leidt tot isolatie. Het gebouw wordt meer dan een stapeling van woningen. Het wordt een sociaal systeem. Dat systeem vraagt om een bewuste keuze voor de juiste doelgroep, de juiste typologie en de juiste mix van voorzieningen en activiteiten. Niet \u00e9\u00e9n oplossing voor iedereen, maar een zorgvuldig afgestemd antwoord op wie er woont en wat een plek nodig heeft. Collectief wonen betekent niet samenwonen in \u00e9\u00e9n huishouden. Het betekent samen leven in \u00e9\u00e9n gebouw. De woning blijft priv\u00e9. Het gebouw wordt sociaal. De omgeving wordt verbindend.<\/p>\n<p>Sociale duurzaamheid is geen toevoeging aan het programma. Het is een ontwerpopgave. En misschien is het juist in die subtiele balans tussen privacy en ontmoeting, tussen het individuele en het gedeelde, dat architectuur haar grootste maatschappelijke waarde laat zien. But are we also building communities?<br \/>In the Netherlands, almost half of all adults feel lonely to some degree. About one in ten people feel severely lonely. Among young people the figures are even higher, and loneliness is also above average among older adults. At the same time, more than forty percent of households consist of one person. Living alone is becoming more normal, while social connectedness is becoming less self-evident.<br \/>International studies show that social isolation is not only a social problem, but also a health risk. Strong social connections are associated with a longer life expectancy and better mental health. Their absence increases stress, vulnerability and the need for care.<br \/>Living alone is not the problem. But it makes encounter less self-evident. Where the family once provided an internal network, the building must now more often provide space for chance meetings, recognition and informal social interaction. You are not just waiting for the lift. You run into someone. A gallery has to be there anyway. But a gallery that is laid out just a little wider creates room for a small vegetable planter or a chair without disrupting circulation.
