Het is een ruimtelijke en sociale oefening, die de fysieke, psychologische en collectieve dimensies van mensen raakt. Architectuur bouwt of herbouwt niet alleen ruimtes. Zij interpreteert en transformeert manieren van wonen. Jarenlang was de architectuurproductie gebaseerd op een logica van vervanging: slopen om opnieuw te bouwen, uitwissen om opnieuw te beginnen. Gezien de klimaat- en biodiversiteitscrisis, de schaarste aan grondstoffen en de toenemende homogenisering van onze steden kan hergebruik van wat er al is niet langer als tweede keuze worden beschouwd.<\/p>\n<p>De bouwsector is verantwoordelijk voor een aanzienlijk deel van de wereldwijde CO\u2082-uitstoot. In Europa komt bijna een derde van al het afval voort uit bouw- en sloopactiviteiten. Tegelijkertijd wordt een groot deel van de bestaande gebouwenvoorraad gesloopt lang voordat de technische of constructieve levensduur is bereikt. Elke sloop betekent verlies van materialen, energie en arbeid die al zijn ge\u00efnvesteerd. Beton, staal en baksteen vertegenwoordigen niet alleen massa, maar ook aanzienlijke hoeveelheden opgeslagen CO\u2082. Onderzoek toont aan dat het behouden van een bestaande structuur tot lagere emissies leidt dan volledige nieuwbouw. De duurzaamste vierkante meter is de meter die er al is. Het is niet simpelweg herhaling, behoud, toevoeging, reparatie of vernieuwing. Het impliceert een bewuste interventie: het erkennen van de ruimtelijke, structurele en sociale kwaliteiten van wat er al gebouwd is, en het accepteren dat architectuur altijd een cumulatief proces is. Constructies, gevels en circulatiesystemen zijn allemaal het resultaat van specifieke economische, technologische en sociale omstandigheden. Een voormalige fabriek kan robuuste stramienen en grote overspanningen bevatten die nieuwe programma&#8217;s kunnen herbergen. Een kerk bezit een ruimtelijke monumentaliteit die moeilijk te reproduceren is. Een naoorlogse woonwijk kan een open stedenbouwkundige structuur bieden die verdichting toelaat zonder licht en lucht op te offeren.<\/p>\n<p>Waarde beperkt zich niet tot beschermde monumenten. Ook ogenschijnlijk gewone gebouwen kunnen typologische, ruimtelijke of collectieve kwaliteiten bezitten die het karakter van een plek bepalen. Bestaande gebouwen en wijken bevatten een materi\u00eble, stedenbouwkundige en sociale intelligentie die niet eenvoudig door nieuwbouw te vervangen is. In onze stedelijke transformatieprojecten zoals Havenkwartier Deventer en het Ontwikkelperspectief Zwitsal in Apeldoorn vormt dit precies het uitgangspunt. Voordat een ontwerpbeslissing wordt genomen, stellen we de vraag: wat weet deze plek al? Welke ruimtelijke, structurele en sociale intelligentie is er al aanwezig? De identiteit en het karakter van een plek worden bepaald door gelaagdheid, een continu proces van toevoegen, uitwissen en herinterpreteren. Architectuur is geen opeenvolging van schone leien. Deze lagen zouden de basis moeten vormen waarop architectonische en stedenbouwkundige transformatie wordt opgebouwd. Het draagt sporen van gebruik, tijd, aanpassingen en toe-eigening. Er is een geschiedenis in vervat. Bij monumenten of erfgoedwaardige gebouwen luidt de eerste vraag: wat vormt de kern van de waarde? Is dat de ruimtelijke configuratie? Het constructieve systeem? De materi\u00eble expressie? De positie binnen de stad? Of de collectieve betekenis? Het identificeren van die essentie vereist onderzoek. Zorgvuldige evaluatie is nodig, waarbij het essenti\u00eble wordt onderscheiden van de ruis. Niet alles wat oud is, is essentieel. Niet alles wat is toegevoegd, is verstorend. Uit deze analyse ontstaat een hi\u00ebrarchie: wat moet bewaard blijven, wat kan worden hersteld, wat mag verdwijnen en waar een nieuwe laag nodig is. De kwaliteit van een transformatie ligt vaak in wat zij weer leesbaar maakt: de structuur, de ruimtelijke hi\u00ebrarchie, het ritme van de gevels, de relatie tussen licht en massa.<\/p>\n<p>In de uitbreiding van het Rijnlands Lyceum in Wassenaar en de Bibliotheek Londerzeel heeft dit detectieproces elke ontwerpbeslissing gevormd. De bestaande gebouwen werden zorgvuldig gelezen voordat er iets werd toegevoegd. De nieuwe ingrepen zijn zo ontworpen dat ze verhelderen in plaats van overschrijven. In sommige gevallen door een nieuw volume toe te voegen waardoor de historische structuur ruimtelijk leesbaar blijft, in andere door latere toevoegingen te verwijderen om de oorspronkelijke structuur opnieuw zichtbaar te maken. Het resultaat is geen reconstructie van het verleden, maar een gelaagde compositie waarin oud en nieuw elkaar versterken. De Venus zoals wij haar nu kennen, mist haar armen. Toch wordt zij wereldwijd erkend als meesterwerk. Haar waarde ligt niet in volledigheid, maar in haar proporties, materialiteit en geschiedenis. De afwezigheid van haar armen is niet noodzakelijk een tekortkoming die hersteld moet worden. Zij is onderdeel van haar identiteit geworden. Zou men besluiten haar armen te herstellen, dan rijst meteen de vraag: reproduceren we de oorspronkelijke armen? Voegen we hedendaagse armen toe, herkenbaar als nieuwe ingreep? Of laten we het beeld zoals het is en aanvaarden we de onvolledigheid als betekenisvol? Elke keuze vertegenwoordigt een transformatiestrategie. Transformatie is nooit neutraal. Het is altijd een positie ten opzichte van de tijd. Het nieuwe mag het oude niet imiteren, want dat leidt tot historische simulatie. Het mag het bestaande ook niet overstemmen met autonome expressie. De toevoeging moet in verhouding staan tot wat er al is: dienstbaar maar niet ondergeschikt, hedendaags en toch respectvol. Het onderscheid tussen oud en nieuw mag leesbaar blijven, niet als spektakel, maar als erkenning van tijd en continu\u00efteit. In Woonfabriek Hogeweg en Kulturhus Dinxperlo stond deze balans centraal in het ontwerpproces. De projecten betroffen bestaande structuren met een sterk ruimtelijk karakter dat niet uitgewist kon en mocht worden. De nieuwe elementen zijn zo gedimensioneerd, gepositioneerd en gedetailleerd dat ze in dialoog gaan met wat er al was, niet imiterend en niet concurrerend, maar aanvullend. Transformatie vraagt ook om onderhandeling. Nieuwe eisen op het gebied van comfort, toegankelijkheid, veiligheid of gebruik botsen vaak met bestaande structuren en afmetingen. Deze spanning is geen probleem dat moet worden weggewerkt, maar onderdeel van het ontwerp zelf. Elke ingreep is een onderhandeling tussen wat het gebouw was en wat het moet worden. Hun routines, herinneringen en informele gebruiken zijn onderdeel van de identiteit van een plek. Zij kennen de verborgen kwaliteiten, de seizoenpatronen, de ontmoetingsplekken en de ruimtes die op geen enkele tekening voorkomen. Een ontwerp wordt rijker wanneer deze kennis wordt erkend. Transformatie verandert niet alleen ruimte, maar ook gebruik en beleving. Daarom vraagt zij om dialoog en aandacht voor continu\u00efteit.<\/p>\n<p>In het Havenkwartier Deventer stond de bestaande havengemeenschap centraal bij het vormgeven van de ontwikkelvisie: de werkcultuur, de verbondenheid met het water, de loodsen en het ritme van het industri\u00eble leven. De transformatie legde geen nieuwe identiteit van bovenaf op, maar ontwikkelde er een van binnenuit, voortbouwend op wat de plek al betekende voor de mensen die haar het beste kennen. Dit is de dimensie van hergebruik die het moeilijkst te kwantificeren is en het gemakkelijkst over het hoofd wordt gezien. Transformatie legt geen definitieve toestand vast, maar voegt een nieuwe laag toe aan een bestaande geschiedenis. De architect is niet de eerste auteur en ook niet de laatste. Door zorgvuldig te identificeren wat het karakter van een plek bepaalt en die kwaliteiten te versterken, kan de identiteit van het gebouw zijn toekomst blijven sturen. Op de schaal van de wijk wordt dit langetermijnperspectief nog urgenter.<br \/>In het Ontwikkelperspectief Zwitsal in Apeldoorn was de vraag hoe een heel industrieel terrein opnieuw kon worden vormgegeven zonder de ruimtelijke en materi\u00eble herinnering uit te wissen die het zijn identiteit gaf. Op de schaal van het individuele gebouw laten projecten als Bodenloods en Foyer zien hoe een bestaande structuur een nieuw programma kan opnemen en tegelijk leesbaar kan blijven als wat het ooit was. In beide gevallen was de aanpak dezelfde: een nieuwe laag toevoegen die versterkt in plaats van overschrijft, en ruimte laten voor de lagen die nog komen.<br \/>Het antwoord is nooit twee keer hetzelfde. Het vraagt om een zorgvuldige en genuanceerde architectonische houding: het vermogen om te lezen wat er is, de essentie ervan te detecteren en die te integreren in een hedendaags ontwerp, zodat historische waarden niet verdwijnen, maar het karakter van de plek in de toekomst blijven vormen. Hergebruik stelt een diepere vorm van duurzaamheid voor: het vermogen van gebouwen en wijken om in de tijd bruikbaar, leesbaar en toe-eigenbaar te blijven, zowel fysiek als mentaal. Niet als musea van het verleden, maar als levende structuren die hun geschiedenis met zich meedragen en tegelijk ruimte maken voor nieuw leven. Het duurzaamste gebouw is het gebouw dat er al staat. It is a spatial and social exercise, affecting the physical, psychological and collective dimensions of people. Architecture does not only build or rebuild spaces. It interprets and transforms ways of inhabiting. For many years, architectural production was based on the logic of replacement: demolish to rebuild, erase to start over. Considering the climate and biodiversity crises, the scarcity of resources and the increasing homogenization of our cities, the reuse of what already exists can no longer be considered a secondary option.<br \/>The construction sector accounts for a significant share of global CO\u2082 emissions. In Europe, nearly one third of all waste comes from construction and demolition activities. At the same time, a large portion of the existing building stock is demolished long before it reaches its technical or structural lifespan. Every demolition represents a loss of materials, energy and labor that have already been invested. Concrete, steel and brick embody not only mass, but also substantial amounts of embedded carbon. Studies show that retaining an existing structure result in lower emissions than completely new construction.<br \/>The most sustainable square meter is the one that already exists. It is not simply repetition, attachment, insertion, repair or renewal. It implies deliberate intervention: recognizing the spatial, structural and social qualities of what is already built, and accepting that architecture is always a cumulative process. Structures, fa\u00e7ades and circulation systems are all the result of specific economic, technological and social circumstances. A former factory may contain robust column grids and large spans capable of accommodating new programs. A church possesses a spatial monumentality that is difficult to reproduce. A post-war residential neighborhood may offer an open urban structure that allows densification without sacrificing light and air.<br \/>Value is not limited to protected monuments. Even seemingly ordinary buildings may possess typological, spatial or collective qualities that shape the character of a place. Existing buildings and neighborhoods contain material, urban and social intelligence that cannot easily be replaced by new construction.<br \/>In our urban transformation projects such as Havenkwartier Deventer and the Zwitsal Development Perspective in Apeldoorn, this is precisely the starting point. Before any design decision is made, we ask: what does this place already know? What spatial, structural and social intelligence is embedded in what is already here? The identity and character of a place are determined by layering, a continuous process of additions, subtractions and reinterpretations. Architecture is not a sequence of blank slates. These layers should form the foundation upon which architectural and urban transformation is built. It carries traces of use, time, alterations and appropriation. A history is embedded within it. In the case of monuments or heritage-worthy buildings, the first question is: what constitutes the core of its value? Is it the spatial configuration? The structural system? The material expression? Its position within the city? Or its collective meaning? Identifying that essence requires investigation. Careful evaluation is necessary, distinguishing the essential from the noise. Not everything old is essential. Not everything added is disruptive. From this analysis, a hierarchy emerges: what must be preserved, what can be restored, what may disappear, and where a new layer is needed. The quality of a transformation often lies in what it renders legible once again, the structure, the spatial hierarchy, the rhythm of fa\u00e7ades, the relationship between light and mass.<br \/>In the Extension of Rijnlands Lyceum in Wassenaar and the Bibliotheek Londerzeel, this process of detection shaped every design decision. The existing buildings were read carefully before anything was added. The new interventions were designed to clarify rather than overwrite. In some cases, adding a new volume that allows the historic structure to remain spatially clear and legible, in others removing later additions to reveal the original structure once more.<br \/>The result is not a reconstruction of the past, but a layered composition in which old and new reinforce each other. The Venus, as we know her today, is missing her arms. Yet she is universally recognized as a masterpiece. Her value does not lie in completeness, but in her proportions, materiality and history. The absence of her arms is not necessarily a deficiency to be repaired. It has become part of her identity. If one were to decide to restore her arms, the question would immediately arise: do we reproduce the original arms? Do we add contemporary arms, recognizable as a new intervention? Or do we leave the statue as it is, accepting incompleteness as meaningful? Each choice represents a transformation strategy. Transformation is never neutral. It is always a position in relation to time. Copy, contrast or restraint: every gesture influences how the original work is read.<br \/>The same applies in architecture. It is not always necessary to restore a building to an original state. Sometimes it is more valuable to acknowledge later layers. Sometimes a contemporary addition is appropriate and legible as a new layer. Sometimes restraint is the most radical intervention. The new must not imitate the old, as that leads to historical simulation. Nor may it overwhelm the existing with autonomous expression. The addition must stand in proportion to what is already there: serviceable but not subordinate, contemporary yet respectful. The distinction between old and new may remain legible, not as spectacle, but as acknowledgement of time and continuity.<br \/>In Woonfabriek Hogeweg and Kulturhus Dinxperlo, this balance was central to the design process. Both projects involved existing structures with a strong spatial character that could not and should not be erased. The new elements were sized, positioned and detailed to enter into conversation with what was already there, neither mimicking nor competing, but completing.<br \/>Transformation also requires negotiation. New requirements regarding comfort, accessibility, safety or use often clash with existing structures and dimensions. This tension is not a problem to be erased, but part of the design itself. Every intervention is a negotiation between what the building was and what it needs to become. Their routines, memories and informal uses are part of a place's identity. They know the hidden qualities, the seasonal patterns, the meeting points and the spaces that are absent from any drawing. Design becomes richer when this knowledge is acknowledged. Transformation changes not only space but also use and experience. It therefore requires dialogue and attention to continuity. <br \/>In the Havenkwartier Deventer, the existing harbor community, its working culture, its attachment to the water, the sheds and the rhythms of industrial life, was central to how the development vision was shaped. Transformation does not fix a definitive state but adds a new layer to an existing history. The architect is neither the first author nor the last. By carefully identifying what defines the character of a place and strengthening those qualities, the building's identity can continue to guide its future. At the scale of the neighborhood, this long-term perspective becomes even more urgent.<br \/>In the Zwitsal Development Perspective in Apeldoorn, the question was how an entire industrial site could be reimagined without erasing the spatial and material memory that gave it its identity. At the scale of the individual building, projects such as Bodenloods and Foyer show how an existing structure can absorb a new program while remaining legible as what it once was. In both cases the approach was the same: add a new layer that strengthens rather than overwrites, and leaves room for the layers still to come.<br \/>The answer is never the same twice. Reuse proposes a deeper form of sustainability, the ability for buildings and neighborhoods to remain useful, legible and appropriable over time, both physically and mentally. Not as museums of the past, but as living structures that carry their history forward while making room for new life.<br \/>The most sustainable building is the one that is already there.
